Unable to Obtain a Mortgage?

We can help get you into a home even if you are not qualified for a traditional mortgage. Here are some of the examples of people we can help through the Lease with Right to Purchase Program:

    We can help get you into your dream home the day after a Chapter 7 bankruptcy has been discharged! If you have had a Chapter 13 bankruptcy and are still on your repayment plan, all you need to do is show proof you have made all of your payments on time!

    Foreclosure or Short Sale

    Have you had a home that was foreclosed on or a prior short sale? No problem! The program does not have waiting periods after foreclosures or short sales like is required by a mortgage.

    Less than Perfect Credit

    The Lease with Right to Purchase program has more relaxed credit scoring requirements than a mortgage. We find that applicants with a 575 credit score or higher are typically a great fit for the program.

How it Works

    Get Pre-Qualified for Free in 5-Minutes

    Complete the quick and easy pre-qualification application to determine if the program is a good fit for you.

  • Connector.

    Complete the Full Application

    After you are pre-qualified, you will need to schedule an appointment to complete the full application in our office. The application fee is only $75 per household (not per person) and approval takes 1-2 business days.

    Find Your Home

    Once approved, you will work with our team to find the right home for you and your family. Once we find it, our investor will purchase the home and lease it to you. Your only commitment is for a one-year lease and you can renew that lease for a maximum of five years. There is NO obligation to ever buy the home!

    Purchase Your Home

    Anytime from the day you move in through the end of your lease, you can exercise your exclusive right to purchase the home at a pre-determined price. The purchase price is based off the cost for the investor to acquire your home plus 5% per year.

Which Homes Qualify

Once approved for the program, we will work with you to find your home. The best news is that we are looking at all homes that are available on the market for sale. Here is the purchasing criteria for any homes the investor will purchase:

  • 3-bedrooms or more
  • 2-bathrooms or more
  • Home value from $200,000 to $450,000
  • Approved high school district
  • Can not be located along a major highway, under airport flight paths, under high tension power lines.
  • Single family home or townhouse (fee-simple, no condos)
  • Traditional Purchases ONLY that are move in ready – Bank Owned, Short Sales, or Auctions are not considered.
  • Minimum monthly rent is ~$1500/month and up.

Minimum Qualifications

Here are the minimum qualification requirements to be approved for the Lease with Right to Purchase Program.

  • Connector.

    Annual Household Income

    Applicants should have a minimum household income of $50,000 or more before taxes.

  • Connector.

    Minimum Credit Score

    Applicants with a credit score of 575 or higher tend to have a greater chance at getting approved, though such a credit score does not guarantee approval.

    Rental History

    In order to be approved, applicants should not have a history of court ordered evictions or open/active landlord collections.

    Criminal History

    Applicants can not have any prior felony convictions, drug related arrests/convictions, or be registered sex offenders or predators.
